Moving in Korea: What the Process Really Looks Like When You Live Here

Moving in Korea feels fast and efficient, but the preparation can be surprisingly complicated. Housing types, deposits, contracts, moving companies, and all the small administrative tasks make the process very different from what many foreigners are used to. Most people who move here for the first time say the same thing:

“Moving day is easy, but everything before that is a lot.”

Here’s what moving in Korea actually looks like from start to finish.

Moving in Korea: What the Process Really Looks Like When You Live Here

🏠 Understanding Korean Housing Types

Korea has several housing types, and knowing the differences helps a lot when choosing a place.

Officetel

Modern buildings with elevators, security, and good facilities.

Usually studio or small two‑room units.

Maintenance fees are higher, but they’re popular among foreigners.

Villa

Low‑rise buildings, often without elevators.

Cheaper maintenance, more space for the price.

Soundproofing can be weaker depending on the building.

Apartment

The most preferred housing type for locals.

Good security, parking, and facilities.

Contracts can be more complex and prices higher.

Jeonse / Wolse / Ban‑jeonse

Korea’s unique rental system.

  • Jeonse: Large deposit, no monthly rent.
  • Wolse: Deposit plus monthly rent.
  • Ban‑jeonse: Higher deposit, lower monthly rent.

Most foreigners choose wolse or ban‑jeonse because jeonse requires a very large deposit.

🔍 How People Usually Find a Place

The first step is almost always Naver Real Estate.

You can check photos, prices, layouts, maintenance fees, and included appliances.

Then comes the real estate office.

You walk in, tell them your budget and preferred area, and they show you multiple places right away.

Things to check when viewing a place:

  • Maintenance fee
  • Included appliances (AC, washer, fridge)
  • Elevator availability
  • Sunlight
  • Noise level
  • Convenience stores and cafés nearby
  • Distance to subway or bus stops

Many Korean homes come with built‑in appliances, which makes moving easier.

📄 The Contract Process

Contracts move quickly in Korea.

Once you choose a place, signing often happens the same day.

Documents usually required:

  • Passport
  • Alien Registration Card (ARC)
  • Bank account copy
  • Proof of employment (sometimes)

You pay a contract deposit first, usually 5–10% of the total deposit.

On move‑in day, you pay the remaining amount.

One important step is registering the contract at the local community center.

This gives you legal protection as a tenant.

📦 The Core of Korean Moving: Full‑Service Moving Companies

Korea’s moving system is extremely efficient because of full‑service moving (포장이사).

The moving team:

  • Packs all your belongings
  • Loads everything into the truck
  • Moves it to your new home
  • Unpacks and arranges furniture

Typical prices:

  • Studio: 300,000–500,000 KRW
  • Two‑room: 500,000–800,000 KRW
  • Larger apartments: 1,000,000 KRW or more

Benefits:

  • You don’t pack anything yourself
  • Low risk of damage
  • Very fast
  • Furniture placement included
  • Some companies even clean the new place

Most people finish moving and start living normally on the same day.

🚚 What Moving Day Actually Looks Like

Moving day in Korea is fast and organized.

Morning arrival

The team arrives around 8–9 AM and starts packing immediately.

Packing

They pack everything in one to two hours.

The speed is impressive.

Transport

Everything is loaded into the truck and moved to the new place.

Furniture setup

They place furniture where you want it.

You can ask them to adjust the layout.

Basic cleaning

Many teams do simple cleaning before leaving.

By evening, your new home is ready to live in.

📝 Tasks After Moving

After moving, there are several things you need to take care of.

Address change

Done at the community center or online through Government24.

Internet installation

Contact your telecom provider to schedule the transfer.

Gas inspection

Mandatory in Korea.

Usually done within a few days after moving in.

Registering for maintenance fees

Contact the building management office.

Updating delivery addresses

Coupang, Naver, Baemin, and other apps must be updated.

💡 Moving in Korea Is Fast, But Preparation Is Complex

The moving day itself is easy thanks to full‑service moving companies.

But the preparation—contracts, deposits, paperwork, inspections, and registrations—can be confusing for foreigners.

Once you’ve gone through it once, you understand why people say:

“Korea’s moving system is incredibly efficient.”
